I would be collaborating with a team that has direct experience re-positioning these properties.

Chris, if the property is stabilized and cash flows well or has realistic net income upside; as others relay here - try negotiating down to a lesser DP (running out of liquidity is not good) AND/OR partner up and slice the equity with another investor (your holding entity can split out the % ownership / and you have other partner(s) collaborating); you could structure those with less than 20% ownership to remain as a silent/passive investors (having no managing capacity and no voting rights....just a thought....

We started discussing collaborating on building a Tiny Home Community (when the timing is right).

@Hannah Reichert  I am working to find an attorney that will collaborate on this since they can give legal advise. 

That is their workday: errands for the sake of errands — administering, refining, following and collaborating on process.

I’m a GC and can do most of this work myself, yet don’t I hire other GCs, put my own crews to work, or collaborate with partners for the “bigger picture”.

Or, mobile home owners can form associations, lobby  politicians for legal protections and right of first refusal when a park owner decides to sell, become active in groups fighting for tenants rights, educate themselves on resident owned communities, work collaboratively with other parks under similar attack, build strong neighborhoods  and do the real work of saving affordable housing by keeping it, well, affordable. 

I believe we could learn a lot from each other and potentially collaborate to grow our businesses.
