This tenant will certainly do more to "disturb the peace" of your relationship so in case they do pay the damages, do warn that this kind of disruptive behavior will not be tolerated and will be grounds for immediate lease termination.

I hope when folks have guests they are reasonably quiet , do not disturb the neighborhood and have plenty of parking that will not grieve any one.

I do not want to disturb the tenant because I would be happy if he renewed his lease in the event I do not find a buyer.My understanding is that MLS agreements prohibited brokers from taking pocket listings.

If it is so loud that it is causing a disturbance to the neighborhood then they need to tell the neighbors and if it a party during town quiet hours (most towns have these) then they should call the police.

@Mike Milano The question is not about the safety of application, the question behind the question is: will this primer "seal in place" the lead paint without any EPA violation against the lead being friable, also will it not disturb that lead paint/chip when it is applied, I know for a fact that rollers and paint brushes can chip out paint especially when epoxy or even simply paint is applied, there is a viscosity factor when you start applying it, therefore if you have a chipped paint and you roll it with something viscous, then you are potentially spreading the lead based paint.
