I have used most of my cash to get it up for remodel and carried some on cc, and refinanced an inexpensive paid off vehicle to complete the job.

Remodels closer to downtown on older homes have ashpalt-shingle roofs.Just an opinion, but unless you're doing something very custom, try to stick to what the neighborhood does and do not let your personal affinity for materials cloud your judgment on what the masses actually want.

We remodeled the house, fixed it up, had it treated for termites, and then made it into one of my best rentals...but of course the story doesn't end there.We treated the wood but the chemical today used isn't like it was years ago.

In the next month we plan to purchase our first home we plan to remodel and then hold to rent. 

As flood victim I have learn some new skills on remodeling and I was thinking where can I use my new skills :) the answer I got is flipping the houses.
