@Karran GuptaHi there,I found the Jersey City departments very helpful and informative when I called.COVID messed up my plans so I didn’t go through with the permitting process yet.I would call them with short clear bullet point description of what you are doing.They will explain the steps to you.Then ask roughly how long a permit similar to yours is generally taking at the moment if there are no issues.I can tell you that they guarantee you an approval or denial within 20 business days from the time they put it into the system.The steps that lead up to that are few and somewhat reliant on your doing things right as much as Jersey City.You could also hire an expediter.

So anyway he is stationed in MS  and was in contract to buy a home in Memphis and for the donation I give personal consultations for basically whatever they are interested in as long as its something I am confident that I know and understand.One thing I know and understand is mid west deep south rust belt cash flow rentals.. after having funded well over 2k of them for other clients and owning 350 of them personally.That all said he sends me the property and what he is paying and the glowing descriptions.. ( this was not a turn key provider)  So just a simple google search ( he had not seen it) so google street view..

Hello I just finished my first BRRRR in spokane,WA here are the numbers: purchase price166k with 14K closing costs, private money lender 9.5% interest only payments, including a rehab loan of 53K.rehab costs (including 5 months of loan payments) 78Krehab description: from 1/1 500sqft to 2/2 960 sqftAppraisal came back 290K refinance loan 217.5K at 3.625% with closing cost of 6.6KRented for 1.7 KI am trying to find out if it was a good BRRRR or not. what is my Cash-on-Cash % and some other numbers as I have used different tools and they all say different numers
