And now so close to closing I’m afraid that with it showing as a hard inquiry even though it didn’t affect my credit score that my loan will fall through.Does anyone have any words of encouragement or sound advice?

@Patrick Daniel thanks for the encouragement. i think the competition is increasing because as we approach the summer time, it'll be difficult for me to be competitive. i think i'll be more aggressive come sept-oct. that said, i know i can't use the traditional 70% rule since i'm not going full rehab and rather going the route of livable+small rehab.after hearing a few podcast episodes of bigger podcast, the double close made more sense and jotted some notes. the wholesaler/buyer's list route will require more research on my end especially as it relates to those with a conventional loan. great point to bring it up!

I guess the question of this one was the EM at risk.. or was this true wholesaling where there were still weasel clauses to get out of the deal if he could not resell.Also its not that uncommon for someone to put in a back up offer.. we encourage those as agents.. if we think the first offer is not super solid..

You can obtain a plan document from us (without need of a CPA, though we always encourage you to talk with your CPA about all of your financial plans) that allows your 401(k) to buy and sell real estate, have a personal loan provision, have Roth contributions for the participant, etc.
