If the virus is not contained soon, then these folks will not be able to return to work. 

All that said, if the virus is contained and it is safe to return to "life as usual" within a couple months, then the most drastic affects will likely be mitigated.

I have college tenants who are wanting out of their contract due to counting the Coronavirus as an “act of God” (there is a clause in my contract that contains Force Majeure).

Everyone needs to be on board to contain this stuff.
