I am looking for A/B neighborhoods with strong school districts.

Thanks for the replies everyone...hindsight can be a b****I am thinking maybe it is something that can be negotiated once the lease is up...either an increase in rent to help with the water bill payments or same rent in exchange for washer/dryer hookups to be removed.

This is a B neighborhood and should offer you stability while almost getting you the 2% rule. 

@Dominic Pizzi when I was starting out, I bought a B-grade property every year that I house hacked (I had housemates). ...if you can tolerate having housemates (or living in a duplex/tri/quad with tenants next door), then this is often a better approach than buying a property with an investment loan, because you get all the advantages of an owner-occupant mortgage (lower DP, lower rate, better terms all around).Also, you mentioned student loans.

In theory, it could be possible to rehab the property and turn it into a B or A--which ***might** make it less of a headache, and therefore a higher priority for a PM... but, that depends on a lot of factors--for instance, how much the PM's income would increase as a result.

I think there is a niche here is in the affordable rental space - I'm not talking slumlord, but in a B- to C+ area.

Our two A/B locations are in Rent up phase. 

I really think that you have to do some experimenting and A / B testing to know what your niche is.
