Then, as you become more skilled as an investor and landlord, you will start recognizing properties that can cash flow better that may be at a higher price bracket and the transition will probably be more smooth.  

So you make it sound more like a bonus to  smooth things over and just offer a hundred bucks as a bonus for the seller to get out and celebrate for the weekend.  

Not that that couldn't happen with a small unit too, but I love that our normal guests are a couple or maybe a small family so turnovers generally go really smoothly.

Anything you would suggest to help insure that mine go smoothly?

They don’t all go smooth but having honest hard working ppl on your side makes it all work out in the end.

Again, so far, very smooth and easy to work with. - My family's company goes through Hometown Bank in Oxford for all of their transactions (we have over 100 units of residential units in Central MA) and use them for all purchase financing and for flip financing as well (we've done 10 deals to date). 

After I get that running smoothly and efficiently I want to start looking at 16 unit minimum apartment complexes.
