The sfh is being remodeled now and hopefully done before winter.

The property is worth 270k + and 3 bathrooms are in the process of being remodeled(the owner may only finish one).

Working in the construction field, I get to see a lot of renovations and remodeling - I’ve also had hands on experience with carpentry myself.

I am planning on 3-4K for exterior and interior paint, 3k for flooring, 4k bathroom remodel, 2K to paint the kitchen cabinets and install new counters, and then 2K for Misc items.

On a per unit basis its easier to explain... if you can tie the individual apartment unit remodels to expiring leases then you may have a path to reducing your mortgage (by increasing your rental income).

I was the GC for the project and we remodeled the house inside and out with maybe 20% only left from the original structure.
