There are benefits to each type of investment.

Your mentor has needs; try to meet them and develop a mutually beneficial relationship.A mentor can benefit your growth, but it's not as simple as one post on a forum full of strangers.

I am assuming since I would not be doing the prohibited 'benefiting from' (as in making income off of) that this would be OK.

The relationships and people skills that I have developed over the 6 years in working in this profession would also be a benefit in this market your working to build those relationships with possible vacation renters.

There are ways to conduct a one-time restoration of benefits, or to restore benefits, but those require you to refinance the existing mortgage into a conventional loan, or no longer own the home, so they probably aren't worth it with your current scenario. 

Hello @Eric Tait and @Dave Williamson,I learned about this opportunity and without the benefit of having visited the location, is something I'm considering as an investment with part of funds I have on my IRA.If possible, I'd like to get your impressions on your visit.

No added benefits, just added costs.

In an ideal situation, this kind of deal can benefit all the parties involved, especially if it's a highly desirable property; The seller gets some privacy, the agent makes a few calls, and the buyer has less competition.
