Frost line is 30 inches in Maryland , but water meters are in a vault exposed to air and mine is 18 inches below grade.  

Has anyone ever dealt with tar sealant (waterproofing, exterior grade) used on the INSIDE walls of the basement?

-----Very recently, I was meeting a couple for the first time, Investor wannabes, in a grade C area.

I visited the property yesterday, and both units are very nice (fully renovated, with very nice kitchens and baths...definitely not "builder grade" stuff), and the property is the last house on the cul-de-sac, surrounded by very nice properties, and this is the only multi in the neighborhood. 

Had a 25 yr commercial grade warranty on it.

If he won't be very cautious as there is no reason for him to hide it from you.Banks and pharmacies will typically pay the highests ground rents.  

What neighborhood grade would you give zip code 45417 within the bordering streets of Nicholas Rd, S Broadway, W 3rd and S Gettysburg??

According to the article Ben referenced, any bubble forming is nothing like the previous one that led to our Great Recession.As long as the rating companies are giving honest grades and bond buyers are showing discretion in underlying paper, there will be no massive bubble to snowball into a massive crash.Individual investors beware according to the investing market of your choice.  

Growing up like most people, I was taught to get good grades, get a good job, and work 40+ hours a week for 40+ years so one day I could have enough money to pay myself passive income and retire. 

I worked summers throwing hay on freshly graded lots, shoveling dirt off of the curbs, and anything else they told me to do.
