My whole geographic region has about 7 towns in it that are pretty small so I tend to search through the MLS every day to get a feel for new listings, price reductions, and anything else that may occur.

Jason,You have (90) days to occupy unless there is an "extenuating circustance" and renters unfortunatley fall under that reason so (Good & Bad) you would just have to show the proper procedures (court request to vacate) if the lender requests reason or letter of explanation.

Maybe another entire month of rent is lost.Before you ask, I can't give you my formula because it wouldn't make sense to you without a long detailed explanation as to why, but that wouldn't matter because every investor has their own minimum...all for different reasons that make cents dollars to them. 

Do I need to front the payment with the kind of explanation provided above where I will still not be made whole when the tenant leaves?
