If you're looking for rentals, that does not require a tight geographic region.And a good rule of thumb about no comps... find a different area.  

Be sure to have the exact parcel number and legal description.

So selling SF and buying MF is perfectly fine.Where you might have a hiccup is in your description of your current property as a flip.
