I contracted a builder to remove an old chimney with no attached fireplace, cut back a counter and some cabinets, and open the entryway between the dining room and kitchen to free up space for a refrigerator and better access to the kitchen.

My loan officer sent them for reconsideration, and the appraiser sent it back with no adjustments.1) All the comps were half acre lots, while mine is a full acre - No adjustment, even though the land value in this area is 20-60k per acre.2) One of the comps was a 2/1 with 2 dining rooms!

I've been in and out of the unit over the last couple of weeks and noticed that there is an area of the vinyl flooring that is bubbling, presumably due to water (the spot is in the dining area right next to the kitchen).

Each unit has roughly the same layout with the entrance to a dining room-living room with one bedroom branching off, leading to a small hallway with the bathroom and laundry closet leading to the kitchen, from which the second bedroom branches off.
