$250K ARV - $140 Purchase - $25K Rehab = $85k - $15k Commissions = $70KCarrying costs, utilities, taxes etc will lessen your profit, but it fits the (70% of ARV - Repairs) formula in terms of purchase price.Can you get it for less that $140k?

I would suggest you educate a lot more before putting in any further offers.Hopefully this one gets rejected so you have time to learn the proper procedure.You definitely need to account for holding costs, closing costs and commissions when analyzing!

And if you sell you'll pay for closing, commissions, maybe excise taxes, etc. which you should have factored in your analysis of the deal before acquisition.

If they are not co-brokered it could be just how it went down but it could also mean that your agent is entertaining only direct inquiries to earn full commission and is not interested in cooperating with other brokers in the market where the commissions will have to be split!

I have been trying to sell my rental property and for the past few years but the market price keep decreasing where my mortgage owed = market price, currently almost no equity in thereI've considered/ tried following: - conventional way using realtor - even though seller's realtor willing to take less commission, no guarantee that buyer's realtor is willing to do it as well.- agreement for sale/ rent to own - fail because tenant buyer defaulted.- no fee/ low fee realtor brokerage (commfree, 1% realty etc.) - actually they charge more than what it shows in the ad.- direct marketing through kijiji, facebook, reach out to my real estate investor friends for direct sale or another rent to own - this is what I am doing now.- 1% fee realtor website (bodecanada) - this is pretty new and I start to put my property there- rent out to tenants - this is what I am doing nowMy property is half duplex with illegal walk out basement suite so I rent out upstairs for $1200 and basement for $700.

More than likely, anyone that advertises properties for sale, introduces a buyer and a seller, writes a contract, seeks properties for sale in order to resell to someone else, or anything else related to the buying/selling of real estate in exchange for any type of fee, commission, etc. will need to be licensed.

Think about things like utilities, insurance, interest, taxes, typical consessions (seller paid closing costs for retail buyers), commissions, etc. - those things add up.

This is because in their MLS system they put a range in the houses they want you to buy, the higher value the higher the commission.
