Lucky this is a very dry part of the US, we don't tend to get the mold issues as frequently as a lot of other places, either way I did want to do the LVP floors

Cap rate is frequently over emphasized and sometimes misleading.

I would recommend joining a master mind group and meeting on a frequent basis.

I would call your realtor to get a comp analysis as part of your refi process- they may also know of some lenders who work with this kind of situation frequently (especially if you have an investor friendly agent)

I've been visiting those forums pretty frequently and some of your responses in them helped get me ready for buying my first place both by helping me know where to look for spots and breaking through the analysis paralysis

Be there as frequently as you can but as @Bob Okenwa said, at some point you may need to take full control and fire the GC.
