As an investor, I highly recommend learning what different areas rent for, what property conditions warrant higher rents and what will best fit your needs.

Based on the investment value of the property you need to be able to collect in the range of $3800/month plus to warrant the investment.

I like Kohler's stuff but I admit to having some Chinese cheapos in the lower-end properties that don't warrant more expensive toilets (say in small half-baths or inconvenient, seldom-use bathrooms).

I have never tried to buy a condo, but read regularly about people running into trouble financing condos that are "non-warrantable."

If he is not there to sign then they continue under lease and all the rights it warrants you and the tenant.

I'd ask for price adjustment if it warrants, but basically you did what was needed at the time and for that peace of mind isn't always price wise.

Does anyone know of a lender for non warrantable condos?

Is there really enough benefit in real estate investing that would warrant this purchase?

Also, the units are no longer warrantable according to conventional mortgage guidelines limiting the pool of buyers if these units are owner-occupied.
