They didn't tweak on my electrical panel, reroute my water system and the moisture didn't make it into the house.

We just tweak the terms to whatever deal we are doing.

I come here in hopes of getting more opinions on if I have my head on right or not and what tweaks need to be made.I will start by saying that I would like to be self-employed by 30 and when my first child does come in my 30s I will want (unceasingly) the desire to be a stay at home parent.

Not exactly sure what your credit profile looks like but most can be improved significantly within 6-12 months by tweaking a few things here and there.

If I tweaked the plan slightly and only held for 5 years, living in it for the last 2, I'd get tax free 40% cap gain and assuming my understanding of opportunity zone investing is correct I could move the other 60% of the profit into one of those investments and collect it tax free after 10 years.
