--IÂ could make a laundry list of surprises, but the biggest of which included: New Septic tank required ($5500 job)Â Entire new plumbing required (100% new plumbing for about $3400), electrical panel needed to be replaced & grounded ($2800 job), gas line for furnace needed replacing (roughly $800), flooring beneath bathroom needed replacing (we swapped a built in shower/tub for a fiberglass insert to save $)Lesson Learned:Â If something doesn't look right, it probably isn't.

You can get the feel for most of the functionality with the exception of taking rent payments (unless you want to charge yourself $1) and can make a hands-on decision without swapping your tenants around between systems.

Now I just have extras of everything, and the housekeeper manages the swap over and laundry off site.I don't ask them to strip beds anymore because a lot of damage can be hidden in a pile of sheets. Â
