It's old 1970s style tile anyways and is mildew stained and kind of gross, so remodeling this is just fine.I have an HVAC company that I work with that does decent pricing and great work.  

All have been great for 4-5 years now with no issues at all.For me the cost was not much higher than a 45 gall HI EFF replacement & definitely lower than the old style 75 gall we had to replace in a 5 unit.

I have listened to several of the books recommended on the pod casts - 10x, E-Myth, 4 Hour Work Week, Trump Style Negotiation, The One Thing.

The charming bungalow style 2-family is in excellent condition and needs no work.

I guess its just a preference of style and we all do what we feel works best. 

I could see stainless appliances going out of style.

I currently work a 40+ hour/week job, but rehabbing is a life style choice, almost like a fun hobby that can be financially rewarding as well!
