@Tyler Brown - If you don't want to do 2 leases (which is what I do) you can do a amendment in June - releasing person C from the lease and adding person DThe reality is people will leave if they want, regardless of if there is a lease.

I'm sure on the surface it's as simple as rewiring a light switch (It's always that simple) but I've seen it where once you open that junction box, the reality starts to set in that its more than a light switch.

So the reality is if you buy a property for $100K and sell it for $100K a few years later you will have a loss on the order of $10K because of the purchase and selling costs.
