We bought an extra ticket and room for a guest and now they are not able to make it.

The rule I was told from the planning folks is at least 0.25 miles from existing STR and at least 250ft from nearest residence.

I am hoping folks have any contacts in the area who have been actively doing LP investing and would be willing to meet and chat.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

So to that end even though I think of myself as private I am in the business so I am a HML  the other folks posting on this site are all HML.. to me a PML is just that someone who is private and NOT in the business they they do a few deals out of their IRA for solo k a year and generally to people they know..

They've paid on time for 20 years, there's something I'll do for those folks.

There are several types of fees on Airbnb specifically: -Airbnb service fee, cleaning fee, extra guest fee, pet fee, security deposit, VAT (if applicable), and local taxes. 

It's hard to tell because a large percentage of buyers currently purchasing are using FHA and VA loans and might not have an extra 2-3% to put toward closing.

You'll get a much larger sample size than a couple folks open to talking over virtual coffee.
