From the pictures, I see a small dining table that seats four plus two stools at the counter.

Depending on your space levels you can create just a studio - where everything is in one room - or, better yet, a 1/2 br with a single space kitchen/living/dining.

I purchased it for about 75, spent about 20k (converted a dining room into a bedroom + minor rehab elsewhere) and I'm hoping to appraise for about 135k.

I was referring to down by the ocean vs say, Anaheim or Fullerton which might skew the numbers down.But what you say makes sense on a larger scale.And those old cars sure were elegant.

The truly wealthy OWN...they OWN their businesses -not the sexy kind like start-up tech, fine dining/bars, media influencer - but the boring kind like auto repair, gas stations, equipment contractors.

Our large 1 bedroom 1 bath & 2 bedroom 1 bath apartments have spacious living rooms with large picture windows, cozy kitchens with lots of cabinet space, dining areas, hall closets with plenty of additional space, bathrooms with vanity, tub/showers, wood floors and large bedrooms with wall-to-wall closet space.

Because it sounds like people really just need a place to sleep, this could be a rec room, dining room, a large bedroom that could be divided into 2 bedrooms, etc.
