Well my opinion I would watch out for those Ohioans they might be a little bummed out because of OSU losing twice just saying…….:)

@Carl Todd,I saw you were in Richmond, where I invest, but was a little bummed your property is out of the area..

Not joking - the day I turned it around was when I met a bum on the street, gave him some food and he said, "Thank you man. 

Do not be induced to panic and fear, do not be induced to run away from the market or dump your property out of false pretense of a market collapse as ALL data shows the opposite. 1 simple fact, fed printing, fed saying they are going to let inflation go a bit more than normal.

Numbers look good on paper but these lower dollar assets tenants have been known to induce a lot more damage to the property and mid rent payments.Rarely did they honor a full term of the lease.

That said, we’re currently looking for deals with an ARV of between $200-$250k without stroke-inducing renovations (no structural damage/foundation issues/former meth houses).

It makes me so bummed when I see people save up money so they can blow it on some sort of liability like an RV or a boat. 

And it appears you are in some self induced panic attack for what probably is a marginal issue at best.

and his contract is no good if he does not have the money personally to close.. its fraud in the inducement.. easy to go around guys like this..
