Out here in the southwest, things are back to booming, tech jobs are pouring into sunny Arizona, and if you can find a 6.5cap MFH in a b/c area you are just flat kicking a$$.

It depends entirely on the quality of your property, A, B , C, D. 

@David Gran I've found some in the Stafford area that have met that criteria but no luck in actually get ab accepted offer.   

I am almost done fixing up my first house and I’m not positive on the neighborhood but I believe it’s probably a B- or maybe C.  

Be aware that the properties in Arizona and Atlanta at those price points require more management that a B neighborhood or higher.

Point is, "cash flow" is a BS concept, smoke and mirrors, that these charlatans running expensive courses teach you. 

If it's a B/A area, it's a science, and you can be really picky and stringent-- IMO the C/D you need to really look at the story they're telling, and see if it makes sense.
