4 - What would you estimate for average monthly power, gas, water, and trash (I know, this is going to be a wide range depending on # of occupants, climate sensitivity factors, etc)?

I’m my opinion, I foresee some huge shifts in the nation wide real estate market (and not for the better) coming likely around the beginning of the year.

I bought a sfr last year that was a total gut rehab and had a construction loan on it and only had to pay interest for a year.I just found anther property with two single wide trailers and a house on it that are all fully remodeled this year.The bank I deal with said they would let me pay interest only payments for the first year.She can’t really understand why I would want to do that but my opinion is it’s more money in the bank for me which is needed since I’m just getting started.Anyone have any opinions on this?

Seeing wide spread rent reductions while 2-3 units buildings are selling at $600-700k.

A conservative IRR of 5 to 7% is very reasonable but there will be wide variation years after years of the yearly yield.

I have searched far and wide in BP and Google and while reviews may be helpful, no one has given a solid recommendation aside from few on the forum.

Combined with a brokerage account such as one from Etrade, they have access to a wide range of investment options although sometimes representatives at brokerage firms misunderstand the flexibility of these plans. 

Older double-wide mobile on nearly 6 acres of land that is mostly forested and amongst 9 other properties about the same size.

Some people may want to build and other throw a double or single wide on it while they build their dream house.

The tiles adjacent to the wall and the baseboard have been removed, the drain tile put in, concreted over, and this has left a depressed section 18”wide that has a drop off of ¼” from the existing tile.For a quick, low-cost solution, I was thinking of putting floor leveler in, then painting it a similar color to the tile that’s there, then putting the baseboard.
