**Future plans**: After a few years, we aim to put a down payment on a piece of land and move the mobile home there.Our goals are to build equity in our current house while working towards owning a nice piece of land and maybe eventually building a nice house on it.

That property is cash flowing now and has built a nice chunk of equity. 

We're signing 3-5 year escalating commercial leases, which is awesome.Generally, what we've been estimating is that if this is a pretty nice residential assisted living home, that we will get $800-1100 PER resident. 

@Sanjeev Advani you forgot the most important thing - written and well-developed processes.

We tried to do the showings open house style, "I'll be there 10-noon today and 2-4pm tomorrow, stop by."

I really like the Nokomis area a lot - if you're looking at holding onto this one as a rental for a while, I'm sure you'll see some nice appreciation in the coming years too.Just curious, but did you do the full renovation after closing on it, or did it come pretty much turnkey for you? 

It’s nice to have a couple weeks booked per month.
