Eventually you will get to a point were you can stop saying yes, and start saying no.. but this is wayyyy down the line when you determined your purpose and your life is on track and aligns with fulfilling your purpose.. for now keep saying yes to everything.- Use your passion for investing, and focus it on personal finance if you feel you can't take much investing action at this time.

@Marco Epifani One thing you might do to cover your bases - and check with your broker - is to disclose that you can sell the propsect's home for more money if you list and market through MLS - but you can close quicker with no repairs necessary in less time, if they're willing to take a lower price.Do a real CMA for them and tell them what you're willing to pay so they have all the facts.If the prospect is truly fully informed of their options, my guess is that you'll have fulfilled your obligations to them.Again, run this by your broker to be sure.

As for jobs the Cleveland market has got a huge medical industry & Amazon has just opened a few fulfillment centers so keep an eye out for investments in Euclid as I anticipate that neighborhood will benefit greatly with increased rental pricing & demand.

Most of the investors I work with out of California end up favoring the Delaware Statutory Trust, as it can be formed to fulfill similar functions to the Series LLC but is not impacted by the annual $800 franchise tax that is applied to every LLC, or series within an LLC.
