I'm a local HML myself now, but I encourage everyone to develop their own private money in their circles of influence and spend a little time each year putting on a class on how to do it.

Additionally, when I list a property and it does not sell right away I have a set of questions that I encourage the buyers agent to answer.

Some lenders maybe flexible in that regards but when I have a buyer in this scenario, I want encourage them to get full loan approval so once day 90 comes the lender can order the appraisal and usually close within a couple of weeks

My favorite asset so far is the Small Multi-Family, I encourage you to look hard at those, but first and foremost I encourage you to find your "Why".

It seemed very encouraging and their operation philosophy is aligned with my philosophy.
