Not sure if their willingness varies from state to state but I would not automatically discount it until you make some calls.   

Unlike the other lenders, Figure.com does automatic appraisal (without a human involved) based on public data and they treat ADU square footage the same as the main house square footage.

Set up a system that automatically sends out text messages (it's the cheapest), followed by ringless Voicemails, followed by e-mails, cold calling, followed by occasional direct mail (i like sending holiday postcards that get noticed).

That wouldn't really be house hacking, since you can only have a family member living in it, not a general renter, and you also can't pass the unit on to a subsequent owner automatically - they have to apply to the town and be granted it for their family member, separately.

Or, at least, it's not an automatic disqualification. 

I've read so many examples of people stating as long as you have the 20% you automatically can by the home. 

On a conventional loan once you hit 80% LTV the PMI automatically drops off, no refi needed.

A sale date 3 months out means it just went to a foreclosure judgment, because Illinois schedules the sales for 91 days out automatically.
