Our seller had defrauded his purchase in the same manner, extorting some 40K as a second and destroyed their 1031.I send a nasty gram to the seller, his agent and my agent of the consequence of failing to close one time:suite for specific performance (aka complete the transaction)all tax liabilities attached to the 1031 would be sought as damages - - and that was 128k!!!

I knew the customer was a scam artist because I overheard him spinning his tales to someone else.

You build your buyers list by throwing bandit signs ("I Sell Homes to Investors"), attending any and all meetups as possible, scouring Facebook, Instagram, BP, LinkedIn, etc. for leads on investors.

Same case was a cautionary tale of evicting, they said unless I gave them a note saying it was all a mistake, no one would rent to them once they were on the eviction report.

One reason I know about NV.. is I made one post on BP looking for a NV Mortgage broker to broker a few notes for me.. and I got a Nasty gram from the state of Nevada.. telling me they researched me they found I WAS NMLS licensed in ORegon but not Nevada and I could not do business in that state or originate any loans in any states if my company was based in Nevada.. this would require NV license..
