A friend of mine just had an offer accepted on a HUD foreclosure in AR. 

Is there a firm that performs cost seg analysis' in Arkansas? 

Per the building code, an apartment is considered an R-2 Use, while a hotel (STR) is classified as a R-1.  

They state the rent is x, the security deposit is x, the utilities ar paid by x, rent is paid to date or in arrears x amount.
