Cash Flowing, learning the process on closing a deal was great and the upkeep/PMing part of the job is something I also find important to learn before thinking of scaling!

A lot of those gurus will promise the world and underdeliver.Since you have experience as an investor, why not just start to scale it up?

Ideally, I'd love to work with someone who started in the last several years and have scaled their portfolio to 10-20+ units.
