The back half of it became a small dining area with access to rear deck.  

I'm looking at buy and hold SF properties and would like to spend about $200,000 (give or take a little) where I can force about 10-20% appreciation with some repairs (changing dining room to bedroom/cosmetic things - no foundation work). 

His room is also quite dirty and he cracked apart one of the dining room chairs. 

There was even a hot cup of coffee on the dining table.So we bought some Arlo security cameras.

Typical ranch, that wall is the load bearing wall.With that said almost every single one I have been in the dining and living room are open as shown.

I'm contemplating either putting in a mini split with 1 head rather than multiple or possibly just putting through the wall AC units in the living room/dining room areas where it would help the bedrooms out.  

it really opened it up a lot for the $Dining room.
