Doing a cash out refinance to recoup invested dollars is more difficult due to home values not increasing at 15% YoY.  

If there's a fire in one of your properties and a tenant is hurt, they can sue your LLC but so long as you haven't done anything personally to pierce the corporate shield, it's much more difficult for them to sue you personally.

Flooring can be a basic vinyl or even a DIY job using peel & stick flooring.Expensive materials is more risk for the landlord because when they get damaged there is more likelihood you will lose money on the deal because collecting damages exceeding deposits if difficult.

Even if you get through that eventually, its very difficult to get stable, credible tenants to live in a place with no AC, next to homes with no roof.

But, if things go well. so far, i've heard from my brother that the owners of the property we are aiming for, are being difficult and wanted us to make the offer before looking inside the physically looking inside both the units of the duplex. 

Controlling payments can help, but its really difficult to catch back up if the work wasn't completed correctly in the first place.

Definitely Get multiple estimates for both the electrical and gas projects which I know is difficult in today’s market but different contractors vary wildly in prices.
