So your decision on whether to invest in medical office should not be affected by ACA and the direction it will take medicine in the future.  

Online payments, ACH to your bank, deposit slips, drop box, etc.

They will help you track your payments, send invoices as well as will give your tenants a range of payment options - ACH, credit or debit cards.

I'd be curious to know where she is in a Ch.13, i.e., is there a confirmed plan, is she current on plan payments.

TenantCloud announced they will begin charging $1.50 or $1.25, depending on plan, per ACH payment beginning January 2023.

I prefer a ACH from their bank, check, money order, or cash...in that order.There was a recent blog post with a real world experience on what happened with a 3rd party processor that allowed credit cards to be used.
