I’m putting the cart before the horse. 

You still hear as a come-on to get a license, with the idea that getting the data from the horse's mouth gives you a jump on the competition; that the data provided by the third-party sites can be stale or out-of-date by a couple of days (which is true).

We also have a 6000 sq ft pole barn with 4 horse stables, a good sized riding arena (we know nothing about horses), and a very small apartment.

I think you are putting the cart before the horse by falling in love with the numbers.

It is all about putting your money on the right jockey, not necessarily the right horse. 

They don’t need a mini horse in a treehouse 

I am a residential solar panel consultant, and it is fantastic to hear all of the praise for this straight from the horses mouth.

The CCR's didn't allow livestock including horses or cows.  

The horse may have already left the barn on this issue.
