Granted, most of us do not just work a few hours here and there, but when you are your own boss, you can work hard and still make it to the kids’ sporting and school events, or go on a vacation occasionally, without worrying about how many days off you have left.

We also have year-round sporting events, festivals, etc., so you could easily keep your occupancy up with out running into a lot of "off seasons".

I find a warehouse, rehab or build rooms then she practices, pays rent and I might market the rest of the space for other sports related tenants (non compete).

You can also bring them value and possibly align yourself as a managing member and use some of the 100K to invest on the Equity side (in your own deal).Either-way, you CAN learn as you go using this method but ultimately it's a team sport and the latter are 2 great ways to start!
