I was looking in the Tempe area around ASU.

I live in Tempe (Phoenix) and my primary residence has a pool.

PP is <300k, and all of the banks I've been looking at aren't interested in something that low, or are not familiar with the extended stay/temp housing model.  

In my experience hospitals don’t get involved with patient accommodations, but someone at HR may be interested in it for temp staff… pick up the phone and call them!

My brother and I and our wives are considering buying a house together in the Tempe, AZ area.

Possibly install a nest thermostat that I can monitor remotely to ensure that AC use reasonable  (with language in the lease that temps must be between 70-74 summer, 68-70 in winter OR SOMETHING)-Charge rent, then charge a more reasonable flat rate for utilities and charge back to them for anything more than whatever "reasonable" amount that I define (this may give incentive for them to not abuse utilities)My other obstacle is how I pair up compatible roommates without discriminating on Fair housing laws; I.e., how to not pair up a 60yo with a 20yo, etc.Furnishing - Common areas only?

You can also start at the bottom like I did and start as a temp. for a real estate company.
