Rufo, so you are violating the HOA rules so I don't think they would cover anything if it is the fault of your guests.This will eventually catch up with you and could result in some big fines so maybe think of selling this or converting to a LTR instead.

This includes contacting the applicant’s employer and speaking with their supervisor to confirm job stability, income, and reliability​. if the person has not been employed at their place of employment they would require a guarantorCredit Score and Debts: Applicants need a minimum credit score of 620, and while we review debts, medical debts are generally not disqualifying unless they impact overall financial health.Criminal History: We do review criminal history to ensure safety and security for our tenants, while remaining mindful of state and federal guidelines.Rental History: Positive references from past landlords, with no evictions or significant lease violations in the past five years, are essential. and we can see into the court system if they have an eviction judgement.Release of Information: We include a release form allowing us to verify employment and rental history directly, which helps us get a clearer picture of an applicant’s background.This process has worked well so far, but I’m always open to improving.

Or if the event never occurs, destroy it like it never existed.In states where a deed is effective immediately upon execution that would not be possible.Of course as stated previously a pocket deed if recorded does violate the borrower's right of redemption and the right to have a property sold at a commercially reasonable foreclosure sale.

Congrats, on both of those deals and, more importantly, on staying persistent to find your niche.Lots of misinformation on this thread.Andrey is not pitching anything or lyingHe is not expecting 30% IRR on every opportunityFinding and vetting trustworthy sponsors is not as hard as non-syndication investors thinkPerforming diligence on sponsors takes years, not hours or daysMany sophisticated LPs perform extensive diligence on sponsors and opportunities that is not discussed on BP (TLO reports on history of crime, bankruptcies, collections, credit, businesses owned, personal residence owned, employment, family members (including phone numbers), even traffic violations...the list goes on)Many LPs leverage sites like Ian's, 506 group, in-person conferences, and one another to analyze opportunities and sponsors together (it's a lot more sophisticated that the "what do you think about XYZ" posts on BP)There are tons of sponsors and opportunities that don't use short-term, bridge financing or max leverageMost are using 5-12 year debt, with inception LTVs in the 70s and year 2-3 LTVs in the 60s (and carry high reserves on top of that)The opportunities discussed on BP are only a small fraction of what's available in the marketPrudent syndication investing is just like anything else in life...it takes diligence and time.

BUT even then, the contract is valid, it just violated Portland regulations and the owner would owe the tenant the local Relocation Fee (penalty, which is steep).
