A good freind of my just came out of the hospital and needed a walk in shower, something we do all the time has been delayed 2 weeks now because we couldn't find a shower pan and now decided to do custom, that's great and all but it double the price of the reno.

I would make sure if it was installed in or above a finished space that it had a pan underneath it in case of a failure to eliminate/reduce possible damage.

If that doesn't pan out and I'm still alive, my plan C is to pivot to a fix & let, meaning I'll rent out the property for 6–12 months (on a monthly basis due to local regulations), and then re-release it to the market and try again.
