From the investment side of things I think if you're going to try to lengthen the amortization in order to increase cash flow, your maturity or balloon date becomes much more important.

If the distance or height is different, you'll have to do more work - shorten the pipes between the union and the water heater if the new heater is taller, lengthen them if the new heater is shorter, or remove the other half of the union and install a flexible pipe (see below).Sometimes, instead of unions, there are flexible pipes from the rigid pipe to the water heater - either copper tubing (thinner than normal copper pipe, so you can bend it a little), or flexible hoses, sort of like what you hook up a toilet or sink with. 

As a builder you are always torn between loading up the house with a lot of cool (aka expensive) stuff and sell it quickly, or maximizing profit but potentially lengthening sale time.

She actually only wanted to add a window in the w/c, weird but oh well, and subway tile as a backsplash instead of the glass tile we were going to use (which cheaper)contractor said it wouldn't cost us much and wouldn't lengthen the time to finish.

There's tricks that some people play to lengthen that time, but you're still never getting much more than a week on the outside before you're hard on EMD.

If there is less competition, then it would be reasonable to lengthen your inspection period.

If that wasnt enough, I would do owner financing, you can always lengthen the term or lower the interest rate to lower the total payment. 

I know that waiting for eviction will lengthen the process. 

It won't change it drastically but it will lengthen the time horizon or lessen the dollars you can put into your hold portfoliowhen you pick up those first flips you will not be able to 1031 out of them into buy and holds. 

The  commute to downtown Seattle is  closer to an hour now at  rush hour and will  lengthen when people return to work return ....drove  there ar  rush hour friday and  it was over  an hour  from NE  Seattle .....no time frame on the bridge fix ...likely   2-4 yrs ...this has to affect things  but   there are  so few homes ont eh market now - it seems like there hasnt been much of an effect yet
