Use water proofing paint on the walls to help with humidity or water intrusion.

It just seems like people are in a rush to get everywhere, so stressed, and not into the same way of life that I am, the weather is humid, and the cost of living is high.I have always taken the safe route in life, rarely taking chances and also foregoing experiences/vacations until last year.Ever since I was a child, I felt an attraction to the West, specifically Colorado.

I get to know of problems at times before the tenant notifies me, e.g. an alert saying "The systems has been calling for heat, but the temperature has dropped by 5 degrees", or summer time, "The system has been calling for cool in the last hr but temperature has risen by 3 degrees", or "High humidity detected" is often a sign of a non-cooling system.

Cleaning and sealing the floor because any time the humidity comes - the smell comes up regardless.

I'd also add a vapor barrier to reduce humidity in the crawlspace. 

And good lighting is important.Many basements have high humidity so it's better to stay away from carpet and go with vinyl plank or another flooring that won't get moldy or musty smelling.
