They will be your BOG (boots on the ground) to be able to view the property.I will say that I did buy my current primary residence abroad and it wasn't fairly complicated, I would just do some things differently than I had initially anticipated if that makes sense.

At least in Wyoming not having minutes absent something more is not grounds to pierce an LLC.You didn't ask this question, but I am wondering, how do you make any profit with every property having the annual $800 or $900 CA corporate tax? 

If there is anything in the resort area that your on the ground crew could pick up and provide, that will make a difference.

Assumed nothing could possibly go wrong in the next 5 years what you want when you look at an investment property is to know the current rental amounts, specific expense items, and conditions of the building, grounds, and mechanical systems.  

There are obviously other methods such as direct mail, PPL, PPC, SEO but some take a lot of working capital or a lot of ground work or sometimes a combination of both. 

The FEMA 50% rule does come into play, but we do a lot of ground-up construction, so some investors that do have some new build/heavy rehab experience are tearing down and building back to current codes.

  - Outside of that, I'd encourage you to visit cities you are considering investing, and get on the ground even for a weekend.
