As you said it does take more work which I believe I went through pretty well on my post because it is emotionally tolling without a doubt. 

Motivation is an emotional response to a circumstance, not the circumstance itself.Although the sensible solution to the circumstance of being in foreclosure let's say, is to sell their house, the reality is that the emotional response to being in such a situation is to find ways to keep their house, not sell it.So ibn order to find motivated SELLERS, you need to first understand what a motivated seller is.A motivated seller is not someone that wants to needs to or even has to sell their house.

+95% of agents only have experience dealing with owner-occupied transactions - which are mostly EMOTIONAL decision based.An investor wants an agent that sticks to logical numbers like ROI, Cash-on-Cash, etc.You can differentiate between these different types of agents easily by asking them:1) If they are RE investors themselves.

Regurgitate these emotions back to them.

This is why Market Analysis, with NO emotional rationalizations, is so important, before you buy. 

But you need to take the emotional aspect out of it otherwise you'll get eaten alive in the long run.
