The lessons you've learned will help you do better.Here's some generic beginner advice to maybe fill in some educational holes.1.

Shallow vertical oil wells can have pretty small pads, while some deep horizontal wells with multiple holes can have some probably 10 acres.Minerals are superior to the land, so while not all that common, so someone who just holds the land, but does not have a good surface rights agreement could find a drilling rig in their backyard.

@Stuart Udis let's run down the rabbit hole of a "what-if" scenario like you started. 

As I was a Hole-Seller, LOL.

Then cabinetry, countertops, and final coats of paint (I have the base and case pre painted before install so that caulk and paint touch ups for the nail holes are all that is needed).

They just need to find a hole that goes into a cavity. 

The investors with no experience and no money who want to buy real estate go down rabbit holes that lead to misguided real estate advice and bad investment decisions.  

The holes would need to jump through would be getting an architect involve to stamp a set of drawings. 2) We plan on self managing.
