My wife and I moved down to Central Florida from Hamburg just over 5 years ago and are running our own brokerage and property management company. 

As you've mentioned, great schools, area in general is nice and it's centrally located.

Within my 20 years of experience, I'd highly recommend looking into Central Florida, especially areas like Tampa, Holiday, New Port Richey, Port Richey, Seffner, and Lakeland.

I would agree that looking outside of the central area would be able to find great deals.

Might be worth considering in areas closer to central san diego for more options especially if you want to be around $1M range.

We have seen a couple things here in central OH. 

And your central point I think, is to use conservative numbers so the deal still makes sense even in the worst case scenario.

So that statement is pretty accurate.in the deep south though you cannot get a HUD voucher without central heat and air .. is it the same in Cleveland ?
