I primarily delt with non- performing 2nds, they prefer performing 1sts, so it's definitely a different animal,  but manageable. 

That, in addition to experienced investor advising others to treat certain tenants like animals has just made me not so motivated to participate like I used to.

We use petscreening.com for any service or ESA animals, costs the landlord nothing.Security deposit equal to 1 months rent or more. 

Fraudulent service animal claims can be fined.

In the end part of the hostile dispute to get money from me she claimed I should not have chanrged since hers is a service animal.

@Kaycie GunnIf you want debt financing hard money or private money lenders will fund with typically 25% down paymentIf you are looking to syndicate and raise money from investors then that is a different animal and you will need to file an sec exemption to raise money and depending on your experience it could be moderately challenging to near impossible.
