What does everyone think is the most profitable area to purchase in?

@Stacy A Stewart I have personally used DSCR loans to purchase rental properties here in the Dallas/Ft.

I wonder with Canadian economy struggling if there is potential to purchase distressed properties that could be converted into long-term rentals or successful AirBnbs (especially in the cabin markets that have been hit hard).

I currently have a client looking to purchase their first investment properties here this year as well as in other Midwest markets that are also showing some of these same factors coming to light.Another thing to consider is that OKC is home to nearly 20,000 military / government workers with Tinker Air Force Base and the Army and Air National Guard posts there. 

Can you count purchases made by friends/family as expenses?

I like where I live and it has the potential to be a good rental for me down the line, so I've decided to go through with making the purchase. 

Have you guys ever purchased a property without physically seeing it?

The biggest challenge is to find one to purchase at a reasonable cost.
