Potentially choose a bank local to the area you are investing in-we made this harder on ourselves by not having a branch nearby.

In fact, I don't see many young professionals starting careers here unless they have family nearby or have roots here.

As i mentioned, i told her to move out initially and she has reacted saying she'd be homeless vs taking responsibility and saying she can make other arrangements which was also unexpected for me (i know for a fact she has a partner and family nearby)I think I will maybe give her a day or two to cool down and approach again - then tell the prospective tenant what's going on if i cannot reach an agreement with the current tenant.
